No support from the Ombudsman or Mortgauge Arbritration Service!!

I took out a shared appreciation mortgage with the Bank of Scotland at the end of 1997 on the recommendation of a "friend" in the life insurance industry who was selling the mortgages via a mortgage broker who he had a good business relationship with.

I was looking to replace an existing fixed rate mortgage with another and was attracted by the propostion of a permanently fixed rate even if this was at the expense of forfeiting a proportion of the future equity.

The problems are that:
a) that it was a totally unsuitable mortgage for my requirements
b) that the percentage of equity forfeited was infact 75% and not the 25% I was told would be the price I would pay.

Everyone I have spoken to once I discovered the grim reality of my error (discovered after having a secured loan refused) have washed their hands of it- the Ombudsman, Mortgage Arbitration Service etc.

I took out a 75% mortgage on my home @ Ł73,000, the house being valued then by RBS @ Ł90,000. It is now valued @ Ł200,000 approximately of which about Ł83,000 would be forfeited to BOS (plus the Ł73,000 mortgage).

I have 3 children and need a bigger house. There is no way I can contemplate this prospect living in the South East.
